Protecting Your Floors After Novotny's Service

Now that Novotny Refinishing has finished the hardwood floor service you requested and you are ready to enjoy the benefits, it is time to remind you how to properly preserve your hardwood floor to optimize maintenance and longevity.

Surface finishes include moisture-cured urethane, oil-modified polyurethane, and water-based urethane. If a finish loses its luster, screening (light sanding) and recoating may be necessary — this should be done only by a professional wood floor contractor.

Common Surface Finish Types

Moisture-Cured Urethane

Extremely durable, solvent-based finish. Requires professional application and ventilation.

Oil-Modified Polyurethane

Classic amber-toned finish. Durable and widely used. Longer dry times between coats.

Water-Based Urethane

Clear, fast-drying finish. Low odor and low VOC. Maintains natural wood color.

Best Practices — Do This

  • Use manufacturers' suggested products such as Murphy's Oil Soap or generic blends of vinegar and water.
  • Wipe and immediately clean all spills — immediate dry out is essential.
  • Place protector pads on ALL furniture legs on wood floors.
  • Place walk-off mats and area rugs in high traffic areas (keep them dry and clean underneath often).
  • Use the proper cleaning pad with manufacturer-recommended cleaning solution — slightly damp and well wrung out.
  • Keep high heel shoes in good repair and keep pets' nails trimmed regularly.
  • Perform routine maintenance: sweeping, vacuuming (soft brush attachment) and/or dust mopping to remove dirt and grit.
  • Use filtered water and dry with a clean dry towel while still moist to prevent water spots.
  • Always use a clean pad or cloth each time you start the cleaning process.

What to Avoid — Never Do This

  • Never use surface polishes, waxes or oils that leave an artificial shine — these compromise future restoration integrity.
  • NEVER use a wax or wax-based products over surface finishes. This can be VERY DANGEROUS.
  • Never slide large objects — TVs, pianos, entertainment centers or heavy items. Always lift and set.
  • Never use heavy water on a sponge mop. Wring it to minimal moisture.
  • Never wait if floors are wet — act immediately.
  • Do not use products containing wax cleaners — most manufacturer warranties are VOIDED.
  • Never "swab the deck" — heavy water use is your worst enemy on wood floors.

Flooding Emergency — Act Immediately

In the event of flooding, remove water as soon as possible. Use fans to begin dry out and contact Novotny's Refinishing immediately for professional dry out services and floor remediation.

Never wait if floors are wet. If your floors are flooded, contact us or another qualified company with appropriate equipment and gauges to solve the excess water issues.

If it is the middle of the night and nobody is available, dry as much as possible and put a fan and electric heater on the area until a professional can solve the problem.

Dealing with Stubborn Stains

Stubborn stains should be cleaned with the proper cleaning solution as recommended by the manufacturer, using a soft dampened cloth. For stubborn stains, repeat using wood floor cleaner and a soft cloth.

Water spots will be non-existent if you use filtered water and dry with an old clean dry towel or large cloth while it is still moist.

Always perform routine maintenance before and after a major event that involves a high volume of traffic on the floor.
